How to Choose a Roofer in Fort Bend (and the 6 Red Flags to Run From)

Roofers do not have the best reputation, and a lot of that is earned. Here is how to separate the pros from the pretenders before you sign anything.

The 6 red flags

If you see any of these, keep your wallet closed and keep looking.

  • They will not pull a permit. A roofer who skips the permit is cutting corners somewhere you cannot see.
  • They reuse your old parts. Flashing, vents, and pipe jacks left on a new roof are tomorrow's leak. Everything should be replaced.
  • The bid is suspiciously low. Lowball pricing gets paid for in bad materials, rushed crews, and skipped basics.
  • They knock on your door after a storm. The trucks that flood the neighborhood are usually out-of-town crews here for the quick sale.
  • They are not local. Regional brands drive 90 minutes for the sale and vanish when you need service.
  • They offer to pay your deductible. That is illegal in Texas. It tells you exactly how they do business.

The questions you should ask

Before you hire anyone, ask these and listen carefully to the answers.

  • Will you pull the permit and handle my HOA approval?
  • Are you replacing the flashing, vents, and underlayment, or reusing them?
  • What workmanship warranty do you offer, and for how long? (Five years is standard; we offer ten.)

  • Are you local, and who answers the phone if I need service in two years?
